Pennrose and the New Britain Housing Authority Break Ground on the City's Newest Affordable Senior Housing Complex

Pennrose and the New Britain Housing Authority (NBHA) broke ground on The Jefferson, an affordable senior housing development, on Friday, June 21st. The Jefferson is the first step in the NBHA’s revitalization plan to provide new senior, disabled and family homes through the redevelopment of its public housing portfolio. Pennrose will manage the 70-unit property upon completion this December. Leasing is anticipated to begin in late August. 

Many seniors in New Britain currently live in units that are severely distressed and do not adhere to code requirements for access and safety. The Jefferson will improve the existing living situations for seniors by providing community space, co-located support services and other amenities specifically needed by residents. 

Amenities at The Jefferson will include a community room, great for entertaining family and friends; an outdoor patio area; state-of-the-art fitness center; computer center; on-site laundry facilities; secure access entry; elevators; on-site management; 24-hour maintenance; and professionally landscaped grounds. The property is located along a bus route and is just minutes from downtown shopping, dining and entertainment.

The Jefferson will also include a host of energy saving features, including most notably a solar-assisted hot water system. The development will be handicap accessible, and units will include open floor plans; fully equipped, modern kitchens with dishwashers; plush wall-to-wall carpeting; 24-hour emergency call systems in the bathrooms and bedrooms; and individually controlled heating and cooling systems.

The $14 million development is being financed with $1 million in Low-Income Housing Tax Credit allocation from the Connecticut Housing Finance Authority, $9,970,000 from Bank of America, $2.5 million in HOME funding from the State of Connecticut Department of Community and Economic Development, and $250,000 in HOME funding from the City of New Britain. Pennrose and the NBHA are working with Perkins Eastman (architect), Capstone Building Corp. (general contractor), and Milone and MacBroom (engineer) to complete the project.
